Application Information

Every person residing in the unit over the age of 18 years must fill out a credit application and MUST be on the lease as a Lessee.

The Property Manager and/or the Property Owner review all credit applications. Each property has a separate management agreement signed by the property owner and Property Management Systems.

All pets must be disclosed on the application, not all properties accept pets.

Credit eligibility is based on the following criteria:

Positive Payment History

At Property Management Systems we know that everyone's credit isn't perfect but we do look for a positive payment history, this is including but not limited to timely rental payments and credit history.

Landlord/Tenant Verification

All applications with outstanding Landlord/Tenant Judgments, collections, outstanding account balances/and or small claims will be denied Only a satisfaction of judgment will be accepted for Landlord/Tenant Judgments.

Landlord Reference

In reviewing a landlord reference report we look for (but not limited to) number of late payments if any, lease violations including noise complaints, if a renewal was offered, if a 30 day notice was given by the tenant/or current lease end date, the condition of the unit referencing lessees care, cleanliness and or damage to the property, pets and number of occupants.

Employment Verification

Each, jointly and severally bound, Lessee must make one month's rent in two weeks. Some of our properties do accept vouchers, please ask. If your income does not meet our requirements we do accept co-signers. Please beware that if you do have a co-signer they will be on the lease and be responsible for the terms of the lease.

Bankruptcy

If you have claimed bankruptcy we will need you to have one year of positive credit history.

Criminal History

A criminal history background check will be performed.

Property Management Systems will not discriminate against Race, Religion, Color, National Origin, Age, Gender, Marital Status, Disability and Familial Status.

Property Management Systems works closely with Fair Housing and in compliance with it's laws and regulations. All persons interested in renting from Property Mgmt. Systems must fill out an application, no exceptions.

All applicants must be qualified the same.
